Space Planning & AutoCAD

Assessing the use of space to best suit your needs

As part of our ambition to create a space that fits our client’s needs, we produce layout plans either by organising a measured building survey on your behalf or using your architect’s measured building survey. We offer several services from interior design to a full interior architectural service, working either with our structural engineers or your own. Internal plans are created on AutoCad, showing furniture, lighting, plumbing and electrical layouts. If you are already working with an architect, we are happy to work alongside, creating your special home.

Bespoke Joinery

Personalised solutions to space and style demands

Whether it’s a kitchen, wardrobes, vanity units or fitted cabinetry, we design and make bespoke pieces of joinery to meet our client’s needs. We have an extensive library of finishes that includes stained woods, veneer, hand or spray painted finishes, metals and much more.

Soft Furnishings

Bespoke items created to fit perfectly

We design and commission bespoke furnishing from curtains to sofas, bedheads to cushions to complement your room designs and available space. We have an extensive library of fabrics, but if you have something different or unusual in mind we can source alternatives to match existing or new schemes.

Lighting is an essential part of any interior design. It sets the atmosphere and ambiance of any room. Was well as creating our own lighting plans, we work alongside several well-known lighting companies who offer a full and up-to-minute service.

Project Management

Ensuring your project runs smoothly

We find most of our clients have little time to manage their own projects. We offer this service on several levels: turnkey, partial or full management. All projects have different requirements and we will discuss yours at the beginning. Project management can include liaising with contractors, visiting the site frequently to make sure everything is running smoothly, co-ordinating deliveries for the project and much more.

The Process

You’ve done your homework, decided that you want to work with an interior designer and chosen Falchi Interiors. Now what?

Step 1

The Preliminary Phone Call

The first step is a phone call at a mutually convenient time to go through your ideas and get to know what you want. Prior to this, you will be asked to send us any details you have of the relevant space such as estate agent’s or architect’s plans, photographs or videos.

Step 2

The First Site Visit

After our phone call, we will email an overview of our conversation and arrange a site visit. The purpose of the site visit is to fully understand the scope of works required and your thoughts on how you want to live in the house and to meet the Falchi Team. relevant space such as estate agent’s or architect’s plans, photographs or videos.

Step 3

The Proposal

Following the site visit we draw up our proposal which includes a comprehensive overview of the work required, how it will progress and our fees. Once agreed, you will be sent a letter of appointment and Falchi Interiors’ terms and conditions. A potential start date will also be suggested.

Step 4

Preparing Your Plans

To proceed, we will need an AutoCad version of your plans. These can be provided by an architect or we can organise a measured building survey and have them drawn. We then begin the spatial planning process. Detailed drawings will be produced at every stage of the pr0ject.

Step 5

The Tender Process

The tender package will be sent to contractors of choice to receive a comprehensive quote. It outlines the scope of works along with lighting and electrical plans, elevations and structural drawings. We also will include a visual document specifying elements of design that will be part of the contractor’s remit. relevant space such as estate agent’s or architect’s plans, photographs or videos.

Step 6

Project Management

Your contractor may have an on-site project manager. Falchi Interiors involvement will be based on the schedule of works produced by the contractor. We arrange site visits to keep track of the progress. In addition, we will oversee all design elements and coordinate delivery of specified interior elements purchased through Falchi Interiors.

Step 7

The Design Process 1

We begin by opening up Pinterest boards for each room for your comments. Once we have agreed the room layouts, we send an inspiration board which shows images of furniture and finishes to show the initial ideas.

Step 8

The Design Process 2

From your feedback, we design a fully comprehensive scheme, ready for our first presentation at the studio. This will include sample of fabrics, tiles, stone, wall finishes, images of furniture and lighting, samples of flooring and paint colours and bespoke joinery options. During this meeting we will present 2 – 3 schemes per room.

Step 9

Computer Generated Images (CGIs)

On occasion we suggest commissioning a CGI. This could include an update to the front of the property, adding an extension or knocking down walls or for dramatic interior spaces . For significant and expensive works like these, a CGI helps to visualise and understand the design fully before signing off. relevant space such as estate agent’s or architect’s plans, photographs or videos.

Step 10

The FF&E List

FF&E stands for furniture, fixtures and equipment. This is a list that we compile giving costs, delivery dates and other relevant information about the items selected. We can order these on your behalf or you can order them yourselves. We work with many trade companies and offer our clients a discount where applicable.

Step 11

The Reveal

Once everything is in place, if this is part of your package, we will dress the space. If we have previously discussed this, we will also arrange for a photographer to photograph your project for use on our website and for social media and editorial.

As early as possible! We work on projects from the ground up so love to be involved from planning stage to make sure the home is designed exactly as you want. Space planning is a key skill of ours as we can make sure the home is both practical and beautiful.

In some situations yes and in some no. We can produce the drawings which are then given to the architect to work into “working drawings”. From our experience we have found this saves time and money for our clients. If there is no planning permission required we can take the drawings further, otherwise we work alongside the architect to finalise the drawings and details.

As much or as little as you would like to be! Many of our clients have busy schedules and we take on more of a project management role. However, if you want to be more involved we are more than happy to work alongside you.

Definitely, we keep sustainability in mind when designing each project as well as the clients own personality and valuable items. Mixing old and new gives depth to the design and ultimately creates a space that is unique to our client. We are also not opposed to reframing artwork and recovering/refinishing furniture to make it work for the new scheme.

This is particular to each project. We will always give an estimated timescale when we take on a project. In some cases we can complete all design work within a quicker time frame and supply this as a pack to the client or we can work throughout the whole renovation process with a slower pace.

We will schedule a call to discuss your requirements and hopes for the project. From there we can write our proposal to make sure we are all on the same page.

While our entire team collaborates on projects, clients can expect consistent communication and support throughout the design process through one lead designer and overseen by Marion Falchi.

Our studio is based in Berkshire, and we cater to clients across London, Surrey, Buckinghamshire, and the surrounding areas. Clients are welcome to come to the studio for design meetings where we can look through our library of finishes.
